Job description:
- Underwrite, research, and write Title Policies in accordance with internal and external policies and regulations.
- Conduct comprehensive title searches and examinations for commercial properties, analyzing public records, deeds, mortgages, liens, judgments, easements, encumbrances, corporate vesting, trusts, and other relevant title matters.
- Evaluate title findings to determine insurability, title exceptions, required curative work, and endorsements to be included in title commitments or policies.
- Prepare and issue title commitment documents for commercial transactions, ensuring legal descriptions, owner/vested interests, and lender requirements are accurate.
- Coordinate curative actions by working with clients, attorneys, escrow, and other parties to resolve defects, clear liens/restrictions, verify payoff/release of encumbrances, and review surveys and plats as needed.
- Collaborate with underwriters to assess risk and request required exceptions, endorsements, or additional underwriting conditions for commercial transactions.
- Interface with lenders, real estate brokers, attorneys, owners, and internal teams (escrow/closing, underwriting, production) to ensure accurate and timely title deliverables and smooth closings.
- Maintain and update title records, file documentation, transaction tracking, and audit reviews as required; ensure adherence to policies, state/regulatory requirements, and industry best practices.
- Participate in training, continuous improvement, and knowledge-sharing regarding commercial title issues, market developments, and evolving regulatory requirements.
- Assist production or sales teams by offering title-risk insights, supporting client presentations, and helping maintain strong client relationships.
- Perform other duties and special projects as assigned that align with the title departments goals.
Qualifications:
- Minimum of 3-5 years of title examination, title insurance, or real estate closing experience.
- Strong analytical skills and attention to detail with the ability to interpret legal documents (deeds, mortgages, judgments, surveys, easements, etc.).
- Excellent written and verbal communication skills with the ability to interact with internal and external stakeholders at all levels.
- Proficiency with title software, public records databases, and standard office applications (Microsoft Office, etc.).
- Ability to manage multiple transactions/projects simultaneously, work to deadlines, and adapt to changing priorities in a fast-paced environment.
- High ethical standards, professional demeanor, and commitment to client service.
